Neighborhoods  
Ocean Front The Ocean Front homes border the several hundred foot wide ocean-side conservation area. With an unending view of the ocean, these homes enjoy the sea breezes that develop on most days and are the first to be lit up with the rising sun. A short stroll to one of four walkovers makes these homes the delight of beach lovers. All of the homes built are multistory allowing for fantastic views from a several rooms facing the ocean. While the minimum square footage is 2,600, most exceed the minimum, and their location makes them among the highest cost of homes in Sea Colony.
Dune Front Sheltered among the rolling dunes, the clustered homes in this neighborhood enjoy close proximity to the beach, as well as views of the ocean and the coastal conservation area. Many of the homes have rear alley access, which lends to a streetscape of continuous landscaping, varying frontal elevations of unique custom homes all with porches, and no interruptions with driveways and garage doors. Architectural requirements for frontal landscaping require native plantings and disallow frontal lawns. The minimum house size is 2,600 square feet, but many of the multistory homes exceed this minimum substantially.
Wooded The Wooded neighborhood is a unique area extending from the cottages to the south northward to Sea Colony's northern border. Located between two conservation areas in a live-oak hammock, all homes in this neighborhood enjoy backyard privacy with a view of a natural environment. Lots are relatively large, second only to the estate lots, and the homes typically are ample in size. The custom homes show the greatest variation in size, style, and finish as compared to the other neighborhoods. While maintaining the general architectural requirements of the community; pools are allowed, roofs can be metal, tile, or shingle, and walls can be stucco, wood or hardy board.
 
Cottages These charming homes border the southern edge of Sea Colony. With rear alley access to the two-car garages, the streetscapes of the cottages form a continuity of landscaping, porches, and sidewalk along its entire length. Architectural style is the most uniform of the other neighborhoods with variations in front elevations and color providing the interesting streetscape. The minimum size of the home is 1,800 square feet and, along with the sanctuary homes, are the smaller homes in Sea Colony.
Town Homes Located east of the cottages in the southeastern most part of Sea Colony, the homes in the Villas are virtually identical in architectural detail. With rear entry garages from an alley way, the Villas are reminiscent of large-city townhomes that are have a true vertical aspect with a narrow frontal elevation and with front facing porches on both levels. With a minimum square footage of 2,000 the homes are a delightful habitat for urbanites
Estates The estates in the southeastern part of Sea Colony are located on dunes with rolling topography in a live-oak hammock with trees that are hundreds of years old. The lots in the estates are the largest in Sea Colony, as are the multi-story homes which typically exceed 4000 square feet. The homes are truly magnificent.
Sanctuary Homes typically are located in the northwestern part of Sea Colony in a secluded maritime hammock area of live oaks. The homes of the Sanctuary typically are one and two story cottages with lots that vary in size to allow the construction of homes, while preserving, to the extent possible, specimen trees and the rolling dune topography. Most of the homes face a common central natural area forming a cozy enclave of homes in a private setting. The minimum size of the homes in the Sanctuary is 2000 square feet, and most are not significantly larger, thus, this neighborhood along with the cottages comprise the smaller homes in Sea Colony.

Amenities

Just south of the historic City of St. Augustine, on Florida's beautiful Atlantic Coast, Sea Colony is exclusive, safe, and sheltering. It is one of those rare places where children can still play outside and neighbors share tropical days on shady verandas. Designed in the traditional Florida style of architecture, all homes are custom built and adhere to the strict standards of an Architectural Review Board.

Active beach activities include swimming, volleyball, fishing, surfing, bogy boarding, or, for the aspiring young architect, building sand castles. And for the heart-healthy exerciser, there are ten continuous miles of beach south of Sea Colony that you can walk, run, or bicycle. For the less enthusiastic, Segway rentals are available a few blocks north of Sea Colony.

Four walkovers protect the sheltering dunes and offer convenient and safe beach access. An oceanfront Beach Club with an outdoor kitchen serves as a focal point for neighborhood gatherings and holiday parties. A large pool, as well as a kiddy pool, lounge chairs, and a covered patio offer families an opportunity to relax and enjoy one another's company.
